We will do our due diligence to find out what the value of your property is in its current condition. We will estimate what needs to be repaired or updated. We will also factor in any external conditions, structures, businesses, or environmental issues that could take away from its value. We will make you an offer based on our findings.
Once we make you an offer, it will be good for 60 days. You can continue to sell the property on your own or through our full real estate services. You can take the home off the market and sell to us for our offer price, as long as it's within the 60-day window. After the 60-day window, our offer may be rescinded or a lower offer could be made. Our offer is good as long as the home is in the same or better condition than when the offer was made and hasn't lost value due to market conditions or other factors.
Depending on the property type, the condition and market conditions, sometimes we'll offer a rent-back opportunity to the Owner. This means that the owner would be able to stay in the property and pay rent. They can have a lease or be on a short-term ( maximum of 6 months ) and on a month-to-month rental. This will allow the Owner to find a new place to move to. The rental amount and terms will be discussed before the purchase agreement is signed by all parties. A lease agreement or rental agreement will also be signed.
