FLAT RATE PRICE LIST

This option includes an MLS listing with instructions to have interested buyers to reach the owner directly. The owner is fully responsible for showing the property and accepting or rejecting all offers. Hiring an attorney is greatly recommended to ensure the purchase agreement is legal and not a liability to the Owner or Buyer.  Listing on the MLS will give you great exposure for 3 months. This service also includes a listing with Realtor.com and Zillow.com

 A Licensed REALTOR will help review the offers, create counter offers, and help with amendments or addendums. All signatures will be strictly from the Owners (Sellers) and Buying parties.  

 A licensed realtor will show your property when you can't or don't feel comfortable having strangers in your home without someone being there. The price is per showing. A two-hour Open House is considered a showing and charged at the same rate. A separate agreement will be signed by Owner to give licensed Realtor permission to show the home. 

Advice will be provided about best practices on actions that will help improve the likelihood of a sale. Some advice can include marketing ideas, staging, clean up, touchup work, repairs and other cosmetic or rehab recommendations. 

A comparative market analysis (CMA) will be performed on the property to determine market value. Taken into consideration will also be the condition of the property, the age of the property, any highways, railroad crossings, industrial areas and other factors that could take away from the value.  The CMA will help arrive at a realistic asking price that will help in the selling of the property.
